Finding a house to rent can be exciting, especially when you are moving into a new area. However, rushing to pay an agent or landlord without checking important details can create serious problems later. Before handing over your money, take time to examine the property and understand the agreement.
1. Inspect the house in person, Do not depend only on pictures or videos sent by an agent. Visit the property and inspect the rooms, windows, doors, kitchen and bathrooms.
2. Check the water supply
Find out whether the property has a borehole, public water supply, storage tank or another source. Ask how reliable the supply is and whether residents pay additional water charges.
3. Inspect the drainage system
Look around the compound and nearby streets for signs of poor drainage. Ask residents whether the area experiences flooding during heavy rainfall.
4. Confirm the landlord or authorised agent
Make sure the person collecting money has the authority to rent out the property. Ask for proper identification and documentation before making payment.
5. Understand all the charges
Apart from rent, you may be asked to pay agency fees, legal fees, caution fees or service charges. Request a clear breakdown so you know the full amount involved.
6. Read the tenancy agreement
Check the rent period, payment terms, renewal conditions, responsibilities for repairs and rules about leaving the property. Do not sign an agreement you do not understand.
7. Ask about the neighbourhood
Find out about security, electricity, transportation, noise and access to markets or hospitals. If possible, speak with people already living in the area.
Final thoughts
A house may look beautiful during inspection, but the surrounding environment and rental agreement matter just as much. Take your time, verify every important detail and keep receipts for all payments.
